We're currently under contract with a builder for a spec home + the lot next to it (so we'll have over 2.5 acres) and have discussed having him make some small changes which will up our costs a little, but definitely bring us joy.

Builders can come in, buy inventory, evict, and build new stuff.

We try to go 1 step further than the national builders we are competing with.

Most builders offer a 2/10 warranty.

As far as Racho land purchase, I have connected our VP of Real Estate with a close friend (through years in the military) who is a very successful developer and builder now.

1) Check with state building dept to see if they have a valid builder's license and if any negative issues with it. - PRO TIP: many builders lose their license then create new company in name of wife or other relative/friend.2) Check Better Business Bureau, but don't assume all the complaints are legit. - If there area MANY, then that is a problem.
