In every case where I have had to "non renew" a tenant lease for unacceptable behavior (other than drug dealing), I believe I that was dealing with a person suffering from a cluster B personality disorder.

Many of these disordered people can't manage to keep a roommate so that's not often an option-- family support is usually non-existent (That's probably how many of them got so broken.)

Or, it could be "damn the warning bells, FULL SPEED AHEAD" and as inflation readings come out which by all forecast measure is considerably higher than J-Pow's desire, jest keep drawing the noose tighter and tighter, strangling the life out of the middle-class, until inflation falls into his "happy-zone" at the expense that things could be in cardiac arrest to do so, and than it's a tail-spin, so than they start injecting liquidity rapidly, and "shizam" we have a bi-polar on-off, hot-cold, economic cycle of big swings.

I have found that, usually, in this case, if the tenant does not already have an eviction, you can convince all but the truly disordered to come-to-Jesus and pay the last months rent by explaining the eviction process and the consequences of an eviction.
