They are your business partners and can either be a massive resource or blow it for you. 

I will play devil's advocate here. 

I would get a LL/tenant attorney since no one really knows how the courts will react and an atty will have the best chance of knowing how the winds are blowing.

Not advocating you break the law just letting you know what's going on in the marketplace. 

Anyone can read up and there are tons of resources to help with tax law.I am a big advocate of getting a good CPA.

The only real way to create a "warning" is to pursue them legally to get an arrest or to get a money judgment - both of which will show on a background check.Although, all the tenant rights advocates are pushing to STOP landlords from being able to consider criminal history in tenant screening:(

I think you're right, the lack of control is probably going to be your biggest emotional hurdle.There may be some middle ground that softens that blow up.
