I live in Seattle but would be interested in other areas such as Tacoma.

I also think the site itself has a 1st mover advantage in the niche.   

Most realtors worth their salt are already going to have investors they are working with, you need to establish yourself as a mover/shaker in order to get a realtor to actual do work for you.They only get paid if you buy, and there are WAY more newbies who kick tires than close deals. 

It seems like a small thing to major movers and shakers but we will again have a reset or worse, crash, from a thousand little pricks.

I just finished @Brandon Turner's How to Evaluate and Offer on Rental Properties webinar, so I wanted to apply that knowledge in the market that I'm interested in, Tacoma, WA. 

I also thought SeaTac had a reputation as being "blue collarish" but it reportedly is right in the middle of Seattle and Tacoma offering great path to progress and easy commute to Seattle (via rapid transit)....Alaska Air's HQ is right next to property and there are massive expansion plans, which looks to be a plus...On the other hand, I cannot help wondereing how many potential tenants want to  next to an airline construction activity and a casino.

I'll be working with with a broker to have the 1-trip containers customized in china, then trucked to my site when they get to Tacoma WA.
