When people express interest (no pun intended), you should have a package prepared to share out (not right away necessarily - but after you've entertained the topic at a high level) that includes your project experience (past flips) and schedule of real estate (rentals) as well as settlement statements that can back up your purchase price and exit.

My only complaint with them was when the loan was repaid, the title company overpaid the interest due in settlement and 8 months later they still haven’t refunded or provided an explanation- the only response I get back is “that loan sounds familiar and is on my desk but the closing hasn’t been approved”. 8 months later I don’t buy it...Experience 3: Lending one - refi on the house for a long term rental.

If tenant is typical without a lot of money, and being honest, I would reach a reasonable settlement and not add misery to their life. 

An agent if they are a Realtor, and thus subject to the NAR settlement, can not receive more money than is detailed in the buyer agency agreement. 

This means the plaintiff and their counsel only gets compensated if there is a settlement/jury award that gets paid out.

I think a settlement offer is very possible in either situation.
