Our experience is that, except for the tenants that keep a beautiful house, showing a house loaded up with moving boxes and scattered flotsam is worse than just waiting it out, cleaning up and showing it when it's empty.

The surprising thing is that most of the time they buy at a lower rate of return than the local investors will my guess is that they are scattering their investments into several regions hoping they all cant **** the bed at the same time?

When selecting dates to search for I curious am what everyones criteria is when selecting a date range or maybe why not just do a scatter shot and get all date ranges?

I'm scatter brained on picking a market and find myself all over the map.  

Its essentially like running 100's of mini-hotels scattered across multiple locations. 

A college town with most of the town consisting of older buildings, and the random factory scattered here or there.  

Although Dekalb is pretty well built up, there's quite a few gems scattered around for those who want to put in the elbow grease.

The first year managing the place, we hauled out a little over 100 tons of garbage that was inside/underneath/all around abandoned homes and scattered all over the grounds.  

I've always thought the idea of having a bunch of units in one place was more appealing than being scattered.
