The area I'm looking at seems to have high demand without being overly saturated yet, at least compared to Joshua Tree, Gatlinburg, Moab, and other hotspots.I'm still crunching numbers though, and if anyone can point out a flaw in my reasoning I would be grateful.

Sample of cash flow crash is we have seen airbnb bust in many locations , for example in Joshua tree an ex STR is cut by half.Also luxury condo submarket in SF right now experiencing min 20 percent market declines as tech layoffs rising.So there is crash , but very narrow and segmented.
