Phoenix is the fastest growing metro in AZ.The campaign is generating leads, however with my minimal real estate investing experience and limited time from my full time job I feel like I'm not maximizing my opportunity here.The way I see it is I have 2 paths:1.

The sentiment feels a lot like 2008, home prices are unaffordable, Price to earning ratio don't make sense, rents are high (which is a goo thing only of the homes weren't so expensive), I feel like it's a ticking time bomb with the debt crisis.

I cannot tell from your description what either of you would be bringing  to the partnership. 

With the rental method- you need to ensure that the numbers make sense and that you will be bringing in positive cash flow.

The only issue is of course it will be expensive to bring a photographer 3-4 times!

Definitely a lot of growth here as Texas Instruments is investing $29 billion into a development to bring over 3000 high paying jobs to Sherman.

Instead of a traditional down payment, I would give them some money (maybe just to bring the loan back to even).The upside if taken over the loan at the current balance, with some rehab and hopefully getting the front lot back would be a nice ROI. 

From my understanding, as long as you intend on doing a STR when you close, there are no rules against changing your strategy after closing, especially if you find that something else is more profitable.So in our case, the lender determined an STR would bring in ~$3500/month (with all of their conservative factors), but now that we operate it as a huge 3300 sqft Co-Living property, it actually brings in $7000/month.
