I've heard that there are good boards, but the board for the one condo we did buy was extremely wasteful, letting the pool house roof continue to rot, but wanted all units pressure washed for $400 per unit, even though only 1/3 of them actually needed it.

The laundry room needs to be separately metered.Occasionally there is laundry room drama.... two people needing to do laundry at the same time, someone using the machines outside of the posted hours and disturbing the sleep of others, someone leaving their clothing in the machine too long, and mishaps, like the ball-point pen that went through the wash and melted in the dryer leaving blue ink everywhere. :-)

Only thing that made me hesitate was he requires a 20 percent downpayment that doesn't go into an escrow account and is apparently reimbursed once the loan is funded.
