I've heard that there are good boards, but the board for the one condo we did buy was extremely wasteful, letting the pool house roof continue to rot, but wanted all units pressure washed for $400 per unit, even though only 1/3 of them actually needed it. 

I thought that a car wash may be a good opportunity and then found out just how much the owner was also an operator in most cases after talking to a few owners.

Part of me wants to rent it out at a wash and start saving for the siding/roof and risk that it floods.

Was he charged and tried? 

Then they would need to use a specific primer like a DTM primer, Wash primer, peel bond primer, metal etc.

The laundry room needs to be separately metered.Occasionally there is laundry room drama.... two people needing to do laundry at the same time, someone using the machines outside of the posted hours and disturbing the sleep of others, someone leaving their clothing in the machine too long, and mishaps, like the ball-point pen that went through the wash and melted in the dryer leaving blue ink everywhere. :-)

The lease goes on to say the tenant is responsible for returning the units cleaned as follows: appliances washed inside and out.

I explained what the chimney inspection company said the  issue was- he asked if it was a specific popular chimney inspection companies- I said yes it was, he then said, I bet they offered to fix it for $8,500, right? 

Pressure washed the black areas off the carpet and sprayed febreze .

Only thing that made me hesitate was he requires a 20 percent downpayment that doesn't go into an escrow account and is apparently reimbursed once the loan is funded.
