There are agents out there and for sure not on BP that do not have a clue on rental properties or that passive income is possible in real estate I hope I do not get anyone upset but in my years of experience it was hard to find an investor agent I found a few and with those agents I bought my best properties long story short I became an agent for myself but since I knew so many investors some of them jumped on my wagon and help them till this day because we speck the same language.

I don't get all my money back out, but they make more sense than Turnkey.Back to where to invest, I ended up setting up multiple meetings with turnkey companies and realtors in Memphis and Little Rock and actually went there in person to become more familiar with the areas.

It is a fun business if you treat it like a business and have set yourself up so you have a mindset that tells you that you will handle all problems with business logic and never allow a tenant to get you upset or emotional.

So there is a lot higher likelihood of neighbors being upset by speaker volumes, loud walk, barking dogs, water leaks, etc. and reporting it to the board.
