I may choose to stay investing in the San Diego area (finding private money or other creative financing solution) or move forward with OOS investing in commercial multi-family (likely also using private money) where I can force appreciation.I am out of state traveling on business right now but would love to connect in-person over the coming weeks.

I strongly believe, you make it nice, you care about it, you make it beautiful--and as long as the market supports it (there's good travel trends, etc.) you will do better than 80% of them. 

I honestly wouldn't be surprised in the tenant left a trash can outside for a few days, I've personally done this at my own home when traveling.

I am from Wisconsin and travel often.Once established, I intend on participating in meetups and REA meetings if invited. 

I know i live about 40 minutes from Stockton so I am guessing these contractors have plenty of work close by and don't want or need to travel this far for work.
