BP gang, I am looking for a good contractor for sheet rock,tape, float, texture?

Leasing out the back parking area to others will further enhance the cash flow.

Currently mudding/taping/texturing/painting several rooms that weren't completed very well.

I also noticed Wilmington has a comprehensive plan for 2028 city development regarding mild restructuring of public transportation that may enhance the city a bit.Does anyone have any thoughts regarding which market might be better to tap into as a new investor?

Thats what I was expecting is that it was not a traditional FICO score or mortgage enhanced version. 

@Kasan Kelley Find a job part time or full time that will enhance your real estate knowledge/learning curve and while at said job aggressively save for your first investment. 

I have seen a huge increase in buyers who just go to Open Houses and don't think they need an agent until they need to make an offer and then don't understand why they have to rush.But, in their defense, the real estate industry as a whole has a very low bar so there are a lot of bad agents that they come into contact with that help enhance the stereotypes they come to the table with after watching another episode of Property Brothers.

Do you need your real estate to throw a ton of cash of every month so that you can enhance your retirement?

(After 30 yrs, they'll be paid off and then we will use the enhanced positive cash flow ($1000/mth/door) as passive income in retirement).
