Hi BP friends,

I'm wondering if anybody knows any good areas/neighborhoods in or near Boston that meet the 1-2% rule. I would love my first property to have positive cash flow right off the bat! Thanks so much in advance.

Yield is a function of risk.  Boston is a low risk market, or high demand if you want  to look at it from the demand side, and thus yields in the Boston area will be very low. I doubt you will find anywhere there that meets those rules. In order to hit those ratios, you would need to look at higher risk, lower demand markets.
