It's a high elevation property with 9 months of below-zero temps, it's remote at the end of a long dirt road, no hot tub maintenance companies service the area and I rarely go there personally to service one etc.

Better left as "temporary structures", like rvs or mobile homes.As others have stated tiny home movement is not just about being cheap, but high end small, including the appearance.I think you can garner a ton of support for a solution to homeless, and maybe not so much just trying to sell these to end users.Another thought would be selling these to the oil industry, perfect for rig/ oilpatch temp housing.

Any property on mls in Tempe is 400k and above... even if you get a place for 300k and rent it out for $2100 a month it seems like a bad deal for cash flow.

Found out that they can't do the concrete work until the temps rise to at least 40 degrees, which means I will need to do one of two things either issue a credit at closing or take care of it for the new owners when the weather is warmer.A few pictures:
