When you do a lot of deals you build a local reputation and people tend to tap you on the shoulder and ask you for help.

I don't hate my job at all, I'm very lucky that my job is creative and not boring or anything, but I still have to answer to someone everyday, and I would like to be free of someone over my shoulder and being around the rat race mentality, and I figure since I'm young it'd be good to get a head start in making changes to take control of where my life is headed. 

And yes, every time I submit a payment towards dramatically reducing the bad debt -- it puts a smile on my face and a little more weight is lifted off my shoulders.

You don't know what you don't know, but if you have liquidity and have a good head on your shoulders, NNN is pretty straightforward.

If your agent basically just pulls some listings for you and sends them to you without any analysis or recommendations and tells you to let them know if you want to go an look at anything, you're working with the wrong agent.Basically, the agent you want to work with is the one who stands head and shoulders above the other ones you meet and makes you feel it in your gut that the person you're dealing with is a professional who can be trusted and that they understands that you're not just another commission check... you're a family with goals and dreams for your future and this decision to invest is a big one that can have a serious impact on your lives.Don't go for the #1 big name agent in your city.

Compare this to 3-4 weeks for a mortgage with that will require 20% down and force you to shoulder the entirety of the rehab.
