That could cause a financial strain with an investor that has a more fixed income and is not prepared for the interest rate to jump up? 

Agreed, most people I know are on a 4-6 week rotation, and touch a seller multiple times (5-6) so that they can either be the mail piece that hits at the right time, or so that you can start working your way into their sub-conscious.

The house is on a corner lot and the seller purchased the home to renovate for his mother to live in but started to take too long and it was straining his marriage so his mom moved out of state and he is selling to save his marriage.

My job is very rewarding and has a unique schedule that affords me days off during the week and on weekends (rotating 24 hour shifts).  

My comment about HELOC money sitting as cash in a bank account just refers to keeping the money rotating in and out of deals instead of repaying it and borrowing constantly from the HELOC.

I currently work rotating 12hr shifts at an oil refinery.

But I did manage to be able to quit my job to do this, and my cleanings take about 2 hours, and my wife and I rotate.
