Homeowners insurance will cover only the dwelling such as the walls and floor/roof and everything permanently attached to it.

Basically you assume several exceedingly bad and increasingly unlikely scenarios and see what your finances would look like.For instance, look at what your numbers would be if 2,3 or 4 units went vacant and you had large capex expenses like a new roof.

If you need to work on a roof, find yourself an old couch cushion or whatever u can find.

Major HOA items are roofs, exteriors, and foundations.

For instance, you might have a condo that has a roof above each unit and each owner is responsible for their own roof.

Example: My friends recommended a GC for me to call about roofing.

I’m an investor in Atlanta Georgia  and I’m used to getting rehab quotes from GC’s that are between $35/sqft (not too much walls need to be moved or roof or anything) to $65/sqft (everything needs to be done) to $85-$100/sqft (new construction or additions).I read about and have ran into other investors who say they can do a full rehab project for about $15/sqft !!!!
