But make certain you have the SOR/WWU from the HUD approved FHA 203k Consultant first, prior to getting any contractor to submit a proposal, because the contractor proposal needs to be based on the Consultant's report.

Your LOI should clearly state your proposed timeframe for due diligence period and closing, in addition to price (of course), earnest money, how you intend to finance, etc.

On the insurance question, I would imagine you would pay a little more since it’s extra living space someone would be occupying (slightly more risk).However if it really is a family member and not a tenant, then I wouldn’t imagine it would be a lot more.You can ask your insurance agent this before you buy though, and s/he should be able to give you an estimate of what the whole bill would be.You definitely want to keep your insurance agent in the loop about your proposed use for the building/space, especially before you buy, so s/he can make sure you have the proper coverage.

@Katie Turner if you think the deal is truly going to produce a substantial ROI, then it might be worth it to actually pay a professional to go out there and give you a proposal.

I agree with question proposed by @Caroline C. but I would add I almost didn't go with Suncoast because they had a high cancellation fee and if I remember correctly it was over a year agreement.
