I know you want free, but the annual membership is normally nominal, and includes the forms you need, plus support and newsletters and meetings.  

I use Rentec Direct for this and they offer an expedited solution which deposits the funds next day; however, there are nominal costs involved in that and it doesn't really make sense for just one or two properties.
