If you commute to the city, make sure you are listening to podcasts vs music.   

Not RE related buy I'm convinced AI is going to kill radio and damage the music industry. 

I would on exception try STR though especially for CMA, Draft, Super Bowl (Nashville will get one soon, mark my word), Music City Bowl, SEC Tournament, Big Football Games.  

Thankfully, I can listen to podcasts and music while I work... and I've become obsessed with listening to everything I can about real estate!

Also, the current restaurant is for sale and offers outside dining next to a babbling brook, local music artists, an outdoor bier garten, and air bnb.

It goes until 1 am or so loud music, voices, beer bottles breaking. 

something I did that was very helpful was I voice recorded myself reading questions and answers from note cards and then for 2 solids weeks before my exam I would just listen to those voice recordings instead of listing to music or anything else.
