While container homes aren't necessarily on a black list for conventional or other traditional loan programs, homes that don't have acceptable appraisal comps effectively are.

Unfortunately, while that Should make things go more smothly with you through the City, it doesn't always work that way.A majority of the time, the City is willing to just "Accept the fact" that these enclosed porches exist, and as long as they are maintained in safe conditions you can continue to utilize them.

2nd- At the end of the day it's up to you to determine what's an acceptable Return on Investment Number.

But then hes like well that 65% would be split when Id bring a buyer..I believe he said he represents 500 exclusive buyers..It seemed his intent was to pass off any deals Id bring in to one of these many buyers..In which case the overall split he said was acceptable to him..

Im a very vanilla investor, and not well versed in different finance options but it seems like an acceptable, but not ideal, option for getting your foot in the door with low initial funds/experience and very little effort.

I only know of two funds that invest in notes and that accept unaccredited investors.

There are a number of landlords that will not accept because they have a stigma about the recipients or they don't undertand how the program works.
