I am looking in 2 different neighborhoods where the ARV for neighborhood 1 is $600K and neighborhood 2 is $1M (2 "identical" houses (3BR 2BA 2000SF) that need the "same amount of work" (Paint, floors, windows, both bathrooms and a kitchen).

In addition, a USDA loan presents a weaker offer to the seller.The reason is that if your parents get this home under agreement today, but find a much better home - a *perfect* home - tomorrow, they could walk away at the expense of their EMD and not a dime more.If I'm representing a seller and get identical offers with USDA and FHA financing, I'll recommend that my seller takes the FHA offer every time.

With the INS. on my main home in New York I have coverage on my rental house in New Jersey for about $100 extra and it covers four or five different occurrences. other then that I have no insurance on my jersey property I own it outright so it's not required it survived Sandy so I have no flood insurance and I'm not worried about theft cuz it has no value of anything inside plus it's a very safe neighborhood and with the normal 2 the $5,000 deductible who cares if they steal something don't have the policy in front of me but you should be talking to a couple of different agents about that

The difference is I know a ton of more people who didn't and ended up in a bad way very easily to the point where it's almost a part of the culture/acceptable.I'm not saying Melrose is anywhere near the equivalent at all but here are some numbers for you on Melrose.The number of towns (over 10K residents) in MA that have a lower per capita rate of crime per category than Melrose:Murder: 75Rape: 62Robbery: 101Assault: 70Burglary: 59Larceny: 102Motor Theft: 123Arson: 66Overall: 95Compared to these overall ranks: Wayland: #1Weston: #5Bedford: #7Sudbury: #13etc...My wife thinks the education system is the most important thing and from my personal experience, safety/low crime culture is the most important thing.
