I told them my budget, my strategy (BRRRR, Fix & Flip, STR, LTR), and the area I was focused on.2 - My lender was also an investor and familiar with the area, so I asked them for recommendations for agents, property managers and contractors/handyman.3 - I interviewed everyone and I also asked them if they had recommendations.4 - All of the interviews are time-consuming, but it is all part of the process.

And on some ag land I have done soil testing because not all soil treatments for ag are conducive to having people live or work on top of those soils.Also you can talk with a local for profit land planning company or Civil engineer you will need them eventually usually they will give you and hour for free..

I didn't see any exemption for agents financing their services.TILA is not applicable to commercial.Loan servicing issues, I'm still examining, the initial thought is commercial being exempt, true for the SAFE Act, not 100% on an individual, non-lender of any kind being exempt from servicing requirements, it's not all about consumer issues under Dodd-Frank in servicing.
