I have a quad in the Crossroads area and have not seen any incidents greater than sound disturbance in that neighborhood in the last 10 years.

But what disturbs me are the myriad negotiating techniques geared towards relentlessly beating people down on price.

Does anyone have any suggestions on how to do this without disturbing the guests on the two different platforms? 

Therefore I am thinking to ask my landlord ask a few clauses in my renewal lease agreement to limit these disturbances.

I had some cardboard I would put up on the windows when I wanted to sleep in and didnt want any sun to disturb my hangover 

Very disturbing situation.

Although I haven't seen the street and I haven't asked about disturbances nearby, I would call this ideal if there weren't any deal-breakers. 

From a health and safety standpoint, it is not a health hazard as long as it is not friable, or in a state that readily releases fibers into the air when disturbed.  

@Javon Williams  I lived in Scituate from 1985 to 2017, so we lived through the new commuter rail there.The homes on or close to the train tracks took a severe beating value-wise, not to mention the disturbance of peace and quiet.
