Certain counties in Georgia are in the top 20 in the nation for growth now and in the projected future.I have way too many opportunities here in Georgia to invest in other states unless I am wholesaling something etc.Georgia is great for lower taxes and low cost of living.Certain pockets are depressed just like any state.I don't think you can lose on either state if you invest in the right locations.
