which do you prefer ? class A MF with a slightly lower cap rate or class C MF with a higher cap?

Such an easy answer for most investors.  Slightly lower cap rate? I'd take Class A any day. Significantly lower cap rate? Well, I'll settle for Class B. The yield has better be really good for me to consider investing in Class C. Been there, done that and don't really care for Class C. At the end of the day, it's also about the pride of ownership. It's not always about the higher yield.
