IE, if your goal is residual income, actively house flipping isn't a good fit. 

You can definitely get an investment property to secure residual income in NJ for $150K.

Ive been building my network over the last few months via cash buyers attorneys title companies and just started going to the local meetups in the area what other ways do you think can increase my network I wholesale properties currently and will be expanding to fix flip and for residual income buy hold any advice would be greatly appreciated.

(ie. 3 partners investment is safe, and the borrowers loan is safe)It'd be 3 people holding 100% equity in the home and taking rental business profits, while the borrower who the loan is under gets residuals for putting his credit up and also gets profits from the rental business.

Start building a portfolio now over the next six months so when you move you are walking into full time RE earning monthly residual income from rents of those owners you have already on boarded.  

We procure vendors periodically throughout the year and several vendors compete for our business as it gives them residual work throughout the year without advertising for new business.
