By the time you find a good deal, you have already invested a ton of money and skin in the game.So, for a hard money lender to tell me that he wants me to have a skin in the game or what is my Fico when I put a 65% LTV contract on the table shows that the hard money lender is either a newbie or does not have a good grasp of the business.I am sure some people would probably disagree with my position.

@John Sherron - you have monthly rent income at $2500 in the beginning, then list the monthly income as $1900.Either way, you have accounted for the majority of expenses and seem to have a grasp on the property's cash flow.

I'm not exactly sure how to analyze deals in depth, maybe you could help me fill in the gaps someday on expenses I leave out or concepts I don't understand, but in the time being, I will try to get a better grasp on it myself.

We usually allow about 3 hours.When someone advises you not to share your true intent with an agent who is working on your behalf, I really wonder whether that person has a grasp of what the relationship really is.
