Can you lend in Northern Nevada backed by Fannie Mae WITHOUT overlays under the new 2017 student loan rules and projected income via the 75% rules WITHOUT any landlord experience i.e.

I have a little experience but I’m still learning and will forever be a student of the real estate world.

If I can get a better ROI than what my interest is on the student loan then I'd buy a house to rent out.

We are rigorously paying off student loans and expect to be done in about a year from now (April 2019, is our goal).

I am a current college student in Los Angeles looking to potentially start doing deals out of state (midwest) given the inflated prices and high barrier to entry here in LA.

I found Bigger Pockets 2 years ago but im shy and it took me a while to get engaged and realize that were all just students of the game of real estate and some are farther along their journey than others and that is no excuse for me NOT to network and get to know many of you on here and tap into everyone's experience and knowledge and resources to build up my rental portfolio and to help others along the way as my knowledge and experience grows over time.

In fact I’m just now finally getting my student loans under control. 

I am closing on my first 3 bed 2 bath property located near UMKC, going to be house hacking and renting out 2 rooms to students and I am already looking at second deal in that area as investment property.
