The problem with CAP rate is its misuse - Vendors will advertise rose-coloured cap rates to promote the sale of their buildings {no two of them calculated the same}; folks try to use it as a universal ratio to compare assets in different markets {i.e. a CAP rate of 5% on a multi-unit in Manhattan may be good, but a similar building a the same CAP in Milwaukee would be overpriced}.

Only if desperate, and yes that does happen but current market decline affects all property in the area where significant declines are happening no matter what the so called % below market is being promoted.

These sites do very little though to help promote me personally.I decided that most individuals initially use Zillow, Trulia, Redfin. etc to search for property information, so those sites will always be first for SEO but if I can try to be brand specific for my area on having good RE information & content, hopefully they will start to come to my site for my blog, etc and then I can capture them.
