Single-family, multifamily, fix-n-flip, wholesale, etc...?

Many hobbiest's, some TC Metro people who happen to get a deal here n there, but nothing for what your looking of a regularized FT market focused wholesaler pro who is making direct buys for investors. 

It is difficult to draw n exact line of separation of where North Austin begins, but the growth along that entire area of North Austin / Round Rock / Cedar Park has been incredible.  

I'm househacking a duplex just below Hollywood.

For buy-n-holds we are seeing 4.75%, 25 year amortization, 20% down with a 10 year lock.

If you purchased that property primarily for resale (fix n flip) then it does not qualify for 1031 treatment. 

A fix n flip buyer wouldn't make any money after doing the repairs on the house.

Seems like I could do this for n houses and I'd only have to pay interest on the heloc as holding costs until I got a tenant and refi on each rental.
