I have a couple of general newbie questions I was hoping someone could help with:When viewing duplex listings on sites like Zillow, some of the listings are obviously tenantless, as the pictures show bare rooms with no furniture, but some listings show fully-furnished rooms.  

Fully furnished, wash/dry connections in most units, new flooring, metal room, brick construction.

If a tenant is claiming that a pet is a service or companion animal, do they need to furnish any proof of this or is it just their claim?

And we converted the top unit into an Airbnb...so far we have not had any trouble getting vacationers..that being said we are marketing the unit as a fully furnished all inclusive trying to get a longer term tenant in there. 

I have since asked him if he would be willing to furnish a copy and haven't heard a reply.He kept telling me he isn't looking to list with an agent, repeatedly.

I've never been spammed or drunk dialed or called for anything that didn't resemble financing.  

@Sukhi Singh It's an interesting idea, I also wonder how you would keep your product quality high with that many cleaners, managers, and place to furnish and design.
