The only drawback of the software that it take a few days for the payment to hit your account - which I believe is not a big deal.However, I moved directly into 50+ units and at that point it is PM who decides which of the software to use. 

All have their own benefits and drawbacks so you will need to do some research on which one supports you the best. 

Any benefits/drawbacks to either? 

The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

Martin Edwards (my national guy)-email me for contact info-drawbacks are he is not a licensed broker but a "consultant" as he is a partner with one of his big lenders-also, he charges the investor points rather than the borrower, but can definitely DO THE DEAL and has many other programs like trans funding, extended trans funding, and HML'sPRMG/IKON-I have been told by different people that both these lenders can do it, but I have not been able to find any contact info for IKON to get refered rto a sales rep/mortgage broker and PRMG told me str8 up they cannot do it after checking with underwriters, for "anti flipping" rules.......Everyone please add to this list.

While the military base provides a lot of stability to the market, there are some drawbacks.

While I agree that the "stable" government paid cash-flow is a positive there are a lot of drawbacks.

Millennials saw first hand the draw-back and horrors of owning personal property (versus investment property) throughout the credit/housing crisis.

The drawback is that you are stuck in this loan if you decide to refinance or sell one of the properties since there is no partial release.
