I have used a few agents in the the area and most were knowledgeable realtors but not necessarily keen to work with investors.

I am keen to add value to this new (to me) real estate investor network and look forward to connecting with folks in the future.

You may be able to work out some other ways to do this deal with less money, but banks aren't real keen on investment loans without skin in the game. 

I'm not keen on the idea hard money loans and then refinancing simply because of the higher interest rates and closing cost but I'm open to listen. 

@Srikanth Patnam- keen to know if you purchased the FMSN software, and your experiences with it so far?

I don't think our realtor is keen on this new idea but I think it's because we're essentially cutting him out of the deal and saving ourselves some of the fees associated with title transfer in the process.
