Webster St Kansas City, Kansas, Brune District- is this a good street to buy in??

I am looking at buying a 2 bedroom home (turn it into 4 bedrooms using the basement area) and rent it out / sell .... in Webster St Kansas City, Kansas, Brune District.  As an outsider I would sincerely appreciate thoughts on this street in this area. The numbers are really good and an excellent contractor ready to go - just would like to hear from some locals who know the area...... :) Many Thanks in advance for your replies - am in a hurry before seller finds someone else :)

@Account Closed  I'm from Kansas City, Kansas and lived there over 30 years before moving to Arizona. I'm not quite sure I understand the location you are describing. 

Could you identify some major cross streets that it is near? Also do you have the name of the specific city or suburb it is located? Is it actually in Kansas City, Kansas, or is it located in Lenexa, Olathe, Overland Park, Prarie Village, Shawnee, etc?

In the city of Kansas City, KS/Wyandotte County, there is a Webster Ave. that stretches from the deep inner city (warzone) in a part of town where I would not suggest investing, all the way west to a much more suburban area near the Speedway, which would be a much safer area to invest. However without knowing the cross streets, I can't say what area this home is located. 

I will say though that the numbers that look the best are often found in the inner city, and I wouldn't doubt that if this home is in KCK, it is in a warzone.
