There are countless threads where you have replied saying a property costs too much or is a good deal based on the 50% rule.

I've been doing countless training's, seminars, webinars, etc...plus working 12hour+ days 7 days a week.  

I watched this property for months, spend a few more months waiting for them to respond to my price reduction requests, finally agree on a price, spend countless hours on the road driving to the property, pay $500 for an inspection, spend $100 securing the property, file a police report and get squatters out and they don't even have the decency to explain to me why the seller is cancelling!!!!  

I am also an opportunity junkie, and have seen countless courses, programs, ads, etc. and have a good radar for what is he NOT saying about the information he has for sale.These things are always oversold in terms of ease, potential earnings, and what have you.

I can't tell you the countless times she has told me that if I deal with a Realtor, I'm dealing with the CAR, and I myself need to be the cash buyer.

I spoke with other neighbors and they informed me the hellish tenants have been there 6 years and they have tried to speak with the landlord and HOA but no one has been able to do anything and law enforcement has been there countless times.

I want to believe Sooo bad but the old school sales tactics that I lived through at least 300 times (purchased many products) in RIA meetings and countless seminars makes me scepticle at best and an unbeliver.

I have known countless people who regretted not having a family.

hey, Andy thank you for your reply I really appreciate all your input, I understand that wholesalers have made a bad name for themselves for their lack of knowledge and wasting the time of sellers but in my case, I do have experience working with sellers, investors, real estate agents, and wholesalers in a couple of major markets and I have educated myself to provide a repair estimated and ARV by reading Bigger pockets books and analyzing countless properties on the market, I also work with a team that assists me with finding deals analyzing deals and calling homeowners and agents.

I have read countless of books on investing and real estate, but I am looking for advice and stories where I can ask why and understand everything better where a book I cannot.
