This is what strikes me as odd..If all 398 units 100% occupied can do $2.4 Million and expenses are $1.4...this appears you can't buy it even at $8M...your debt service for $8m will eat up much of the $1.4.. which can't be attained, since complexes normally aren't 100% occupied..If you are at 90% like the rest of the market, then adjusted 10% less is closer to $1.2..for best case scenario...Will some of the expenses go up as you get more tenants.

Basically, there are two parties: the local partners, and the out of area partners.The local partners found the deal, arranged meetings with developer and other parties, will act as boots on the ground asset management for attaining local bank financing, all work with architect, oversee management of construction project, and asset management for eventual lease up/ongoing property management.

@Erik Larson Account Closed Dalton should be a perfect fit for a Low Downpayment and or a Down Payment Assistance program within the conforming loan guidelines. 3% down or less is very attainable if a down payment is even required at all.Lot's of good choices for his situation!

My contractor is urging me to go with black appliances which was my original choice but I want to attain a certain price point so I figured the better the rental looks the better the chance.I've been told not to do stainless steel because of the high possibility of damage to more expensive appliances.
