We need to mud & tape the whole house, paint, replace 7 windows ( glass block ), finish two whole bathrooms, install kitchen cabinets, install flooring throughout the whole house and probably build a staircase that we already paid the contractor for.Lots of lessons learned on this property on what not to do.

@Frank Yang & @Ron Flatt the rules that govern loans and the "loan limits" are a combination of the Dodd-Frank, CFPB, Consumer Protection Act, and others (SEC is the Securities Exchange...that's for trading of stocks and what-not).

It seems to me in expediting the purchase, also you'd give yourself an advantage over other offers that might need a few days for appraisals and what not.
