They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.Many of these operators suffer from MYTHOMANIA.

True, insurance is just as important.. but starting an LLC as an extra layer against exposure in the event of a disaster (lawsuit, taxes, negligence) does not hurt in the least and compared to insurance is an inexpensive tool you should value. 

Even hard when there is a romantic layer added.

There are a lot of legal things to consider with subject to and wholesaling adds another layer of potential liability.

They read from a script every one of the callers reads the same script.. and then they will send the info to their acquisitions manager so usually on these calls your 2 to 3 layers removed from the owner..

I think having an HOA adds an unnecessary layer of complexity.They can change the rules on you later even if they allow it now.

I think that forming the right team and setting proper expectations and making sure the strategy you create to achieve your goals are much more important and vital then where or when you buy the property.

The second issue is a liability as, in theory, the LLC provides a layer of protection in that the potential claimant can't penetrate into your personal assets; the LLC would simply file bankruptcy, and that would be it.
