Wholesaling subject to Deal

Can I do a subject to deal on a property if the calculated ARV is 317,000 and the owner is 50k behind and my assignment fee 35k is that a reasonable assignment fee? The seller also had 234k left on the property. Any feedback would be greatly appreciated.

@David Gamble - If you are wholesaling this deal you with the numbers you provided you are leaving zero equity to the end buyer. What value are you providing at that point? You might get someone to pay you 5k for this deal even then probably not. A savvy subject to buyer would find this deal interesting and pay you 5 for it after he sells it to an end buyer for lease option or wrap mortgage.
