Unfortunately this policy has been abused in the past where insane interest (up to 25% is allowed), as well as unreasonable attorney and collection fees have been tacked on, making it almost impossible for the owner to overcome.

Most folks getting started have “ will power “ not “ why power “ will power is great until things get tough :the money runs out , the city is calling you , bills stacking up , the wife is mad, the bank won’t talk to you ,etc.. your “why “has to be so white hot that you are unreasonable and unstoppable because the obstacles that inevitably come will be high barriers that stop most people .

They were also required to sign a Pet Addendum to the lease which outlined the rules regarding the pet, which included: the dogs may not be tethered outside the property, the dogs may not be left in the unit for an unreasonable length of time, and all pet waste on the exterior of the property must be picked up and removed immediately or face a $25.00 per occurrence fine if the landlord (me) had to pick up poop.

It is a $700 a month payment and can essentially function as an annuity for any survivers/heirs Those are good terms for a second mortgage of course, but not unreasonable given the goal of keeping it in the family: and the interest paid him over time will raise his ultimate compensation.But the biggest problem is the one you mentioned that you can't carry the debt load.

If the tenant is running the temperature to an unreasonable level (and most AC systems will just shut things down to protect itself as necessary anyway), you could always install a thermostat and lock the lower limit temperature.
