When I was in Homer I rented one of the Homer Seaside Cottages near Old Town and Bishop's Beach from September to May then had to move out to make way for the summer tourist season - I ended up moving into a daylight basement apartment at a home about 8 miles out East End Road for the Summer. 

TJ is seeing lots of development and a great tourist culture.  

Not much goes on until Memorial Day when the tourists come back and the trails dry out for hiking, biking, etc.You can usually get a premium if you rent just for the ski season but just a couple hundred or so and then you run the risk of having it empty for a couple months in the spring.

My advice is to focus on areas where locals want to live and rent and to stay clear of the tourist and short term rental markets. 

(a stark difference, between the people who were full time there)We were there before the full tourist season came into swing and they had limited office hours.  

Old Town Scottsdale is basically a tourist area/ major entertainment hub. 

Lots of multi family options here, as well as transient workers and tourists.

Market rents are also on the rise.Fayetteville is home to several cultural attractions, including the Airborne & Special Operations Museum, the Cape Fear Botanical Garden, and the Fayetteville Area Transportation and Local History Museum.The city is also a popular tourist destination, with attractions such as the Museum of the Cape Fear Historical Complex, the Fayetteville Downtown Historic District, and the North Carolina Veterans Park.Fayetteville is home to Fort Bragg, one of the largest military installations in the world.

Which makes me feel like that as long as Disney continues to grow and lead in theme parks Orlando will stay as a top tourist destination.
