@Heather ShannonIf you buy a 900k 3-unit property and put 20% down you're financing 720k, yes, but that puts you into "jumbo loan" territory not "needs PMI" territory.

LOL, It's like my kids comming in and asking how to spell a word and I tell them to look it up, they learn in the process, if I just tell them, it won't stick as long.You're getting into sticky territory here, you really need to get with your broker and forumlate a marketing method and "program" that the broker will approve of!

Now you're got a great deal, even if this is three or four units.If its more than four units, you're in different territory for the refi, and it will be more complex than you're thinking.Frankly, I think you're being taken to the cleaners by a group of people who know each other much better than they're letting on.
