I don't disagree with much of what has been said in this thread but I can assure you the park models or mobile homes are built to a much higher quality now than in the past when they gained the reputation.

Don't be afraid of a reputation that's 25 years out of date.If you're looking to get plugged in to the community, I can think of no better way than my gym, Tacoma Strength.

So my point is that I think I can really get clear about the "reputation" of a builder and a neighborhood in a most likely stronger way than if I were just searching online and such.

I won't list anything I can't sell as my reputation is on the line.

If you are looking for flip property, why don't you find some reputable local wholesalers that are actively doing deals?

It has a reputation for being extremely liberal, so most of the rights are slanted to the Tenant not the landlord.

If you don't have a whole bunch of properties, you can manage yourself, at least until you network with other investors who can point you in the direction of a reputable PM.

Difficult to find REPUTABLE investors, agents, mortgage people, etc.

Now that you have established a great reputation with other professionals in your market area, let's move on to other difficulties.
