I take care of animals for a living (own a pet sitting company).

I did drive by occasionally to make sure there were no dead autos or campers in the front yard.My agreement states no pets.

Pet urine?

This is one of my biggest pet peeves!

He expects the carpet to be ruined, the dog to pee everywhere[pet deposit], and new paint to be needed.

Pets (or drunk college students) pee on it, drag furniture across it, etc.My old college rental had cheap stick-on laminate squares.

They might talk about wanting the date the rent is due changed, having the landlord pay the water, or talking about having pets that you don't agree with.I think it's best to let them know up front what your rules and policies are.

Pets, yes, but with restrictions.

With all my leases I attach a addendum with house rules that addresses smoking of any kind, noise, pets, etc.
