She finally calls me back again today and says she understands I am the new owner and knows she will have to sign a new lease with me (she was not aware the old lease carries over) but she's not interested and wants to move out and has made other arrangements. 

Doesn't mean there aren't great people to work with - just not a great mesh up of investors.

I think if she was nicer and cooperated more with me (she never responds to emails/texts) then I would feel more obligated to help her out in this situation!
