I was just saying the same thing earlier on a reply to another post... if it works with rates where they are now, imagine how much better when rates drop, plus you didn't have to get it in a bidding war!

Personalities and business practices vary widely.Lesson 3: Be willing to pivot to avoid potential future concerns, and know that a small win, or breaking even is better than a total loss.Lesson 4: Commercial loan process was great to learn and now I have built a relationship with a commercial lender.

If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.  

Outside of West Oakland, what areas would you say are likely to go up in value over time - what pockets/neighborhoods are you looking at?
