Better to start initially with a PM and when you have more time and knowledge after a few years see if you can self manage

my key question was around trustee for these land trusts. i can work with the specific legal company to have their trustee initially, and then have a resignation deed which designates me the successor. should i do all this or just have myself as the trustee from the start itself?

If you went with the 'delayed financing' then you could recoup even more than 75% of the initial purchase price along with some rehab funds if that is something you are looking to do with the property.If you go cash on both the purchase and the rehab, then you could go with a refinance either on the unseasoned cost.

The initial investment then has a lower floor, and my likelihood of competing against the STR folks is not really a necessity.

Just remember, while initial cash flow might be lower, Denver's still a hot spot for long-term appreciation, and its rental demand means you shouldn't have trouble finding tenants.
