It is a fine line especially with some of the larger property management companies, they will create an issue at the drop of a hat.

I did go to court today to pick up the eviction paperwork and was surprised hat they couldn’t give me guidance on how to do this myself.

Regarding the utilities, another alternative is hat you can just negotiate a set price for water in your lease.

Putting my lender hat back on for a second - I try and check my own listening by best reiterating what I've heard during my conversations with my client, and when I make a loan proposal, I pretty much always ask the question "has what I just presented to you hit the mark of what you're looking for or am I off?"

BUT people can still EASILY beat me... when they do black hat SEO.. which is what happened a week back.

If you are talking about investing in a city where the average house price is lower, then it can work (eg don't invest in Toronto, ON, but in Medicine Hat, AB).
