There's a pocket of really cool homes in the historic district that you can get tax breaks on if you fix them up (intricate process) and there's a good opportunity to BRRRR in the area when that's not the case in much of Durham due to home prices but renters are there - you just have to know what the renters want :)It's also a cool little area nonetheless with great people and awesome food.

I think about 7500 will finish the home out.My question is this: if I end up with about 72500 worse case in this home with rents running about 1000-1200 monthly is that a good return and a wise investment?

We have used the enzyme "wash" followed by an ozone generator with success.When it is severe, as was the case in our last reno  - (3 dogs + 2 cats) * 9 years - we ended up gutting back the the studs and pulling up the subfloor.
